Nationally, the number of active listings grew for the 27th consecutive month, rising 10% year-over-year, according to Realtor.com’s January 2026 Monthly Housing Market Trends Report. Despite the increase, total inventory remained 17.2% below pre-pandemic levels for the month.
Current inventory in the 13-county MSP metro is just over 2 months’ supply. That’s a measure of how long it would take to sell every home currently listed. Over the past 10 years, the highest point was 3.5 months of inventory in January 2016.
In the Twin Cities region, for the week ending February 21:
- New listings decreased 2.4% (to 1,117)
- Inventory increased 3.4% (to 7,866)
For the month of January:
- Median Sales Price increased 1.4% to $375,000
- Days on Market decreased 3.0% to 64
- Percent of Original List Price received decreased to 96.8%
